Designed by Irvine-based architects KTGY group, the three-story homes are offered in six floorplan options ranging in size from 1,708 square feet to 2,157 square feet with up to four bedrooms, four baths, second-floor balconies, and “fourth-floor” rooftop decks spanning up to 878 square feet. The kitchens feature quartz countertops with designer-appointed finishes and Bertazzoni stainless steel gourmet appliances as well as tech necessities, such as a UsB charging station in the kitchen and advanced wiring with rG6 and caT5 cables for high-speed connections. energy-efficient features include dual-glazed vinyl windows with low-e, energy-saving glass, tankless water heaters, and water-conserving toilets. each residence also includes a private backyard, two-car attached garage and interior laundry spaces.
The new community features easily-sustained landscaping designed by laguna hills-based studio Pad with drought tolerant plants specifically selected for the southern California climate. Irving House mirrors four different architectural styles designed by Gill in the early 1900s: The Wheeler house in La Jolla; The Bishops School in La Jolla and The Dodge House in West Hollywood; Horatio West Court in Santa Monica; and Cossitt Cottage #8 in San Diego. Keeping with Gill’s “transitional” architecture, the four home designs at Irving House translate traditional forms of architecture into new modern forms, each with distinct elements from their respective styles.
Our approach at Irving House was to mimic the simplicity of architecture that Gill expressed in his projects, and design modern versions of it. Our concept depicts simple forms, details, full arches and broken arches, and simple color schemes,” said Art Alvarado, A.AIA, senior designer at KTGY Architecture + Planning. “The expression of windows was especially at the forefront of design in order to depict hierarchy of interior living spaces, allowing for ample natural lighting in each home’s interior.” Irving House’s design elements inspired by Gill include: modern parapet walls; low-pitched shingled roofs; simplified Doric columns; exposed wood rafter tails; encased cubistic and bay windows.
The two story homes are offered in three floorplan options ranging in size from 1,926 square feet to 2,127 square feet with up to four bedrooms and up to 3 bathrooms.
